• $300 deposit taken when booking a property.

  • Final payment is due 3 week prior to arrival.

  • If booking is cancelled any time prior to 6 weeks then $300 deposit refundable however, if cancelled 3-6weeks prior to arrival then $300 deposit is not refundable.

  • If cancellation is less than 3 weeks before arrival 100% cancellation fee applies.

  • No credit card fee is charged to the guest on credit card transaction for initial deposit - if booked online through www.hiha.com.au or www.hiapartments.com.au

  • Final balance can be paid via direct deposit into account or via credit card over the phone. A 1% surcharge applies on final payments if you choose to pay via credit card.

  • To pay final balance by credit card call 1800 135 539

  • If final payment has not been paid 7 days prior to the arrival date, HIHA will charge the original card that the deposit was made on.

  • The calendar listed prices don't include the 3 night surcharge. Due to high cleaning costs on Hamilton Island we have to charge a surcharge for stays of 3 nights. If you extend your stay to 4 nights you will see this fee drop off. The 3 night surcharge rate changes depending on the size of the property you book.

  • When bookings are made online, its request only till booking is confirmed by a formal confirmation email from HIHA. The website runs a live calendar- however there is sometimes a lag which will allow the occasional double booking. We will always confirm your booking within 24 hours.

  • On the rare occasion that a property is damaged or sold in the period between your booking date and your arrival date we may have to move your booking, offer you alternatives of cancel the reservation. We always endeavour to avoid this situation, but sometimes it's unavoidable.​

Smoking is NOT permitted inside or on the balcony of any Holiday Rental Property. If it is found that smoking has occurred, costs associated with the cleansing of the property to remove all traces of cigarette smoke will be charged to the guest. This can include dry cleaning of soft furniture and furnishings.

Equipment such as air conditioners, swimming pools and electrical appliances are subject to break down and sometimes, repairs are delayed. Please report any breakdown to our office immediately. Whilst every effort will be made to repair these items as quickly as possible, no guarantee of their availability or serviceability for the duration of a stay is given. No refund or reduction in rate will be made for non-availability of any of these items for any part of a stay.

Damage or Loss
Guests are responsible for any loss or damage to fittings, fixtures and any items in or on the property including keys and remote controls, whether accidental or otherwise. Guests will be charged for the repair or replacement of any such loss or damage at the absolute discretion of Hamilton Island Holiday Apartments. All damage and/or losses are to be reported to Hamilton Island Holiday Apartments immediately

Occupancy Conditions
The property is let for holiday purposes only. Functions and parties are strictly prohibited unless agreed to in writing by Hamilton Island Holiday Apartments. Any type of function, party or gathering of people in excess of the number of people specified on the booking may incur a fee. This fee will be determined at the absolute discretion of Hamilton Island Holiday Apartments. In addition to this fee, additional cleaning and repair/maintenance costs may be charged.

Birds & Wildlife
When you leave the property, please shut all doors & windows. The birds are not shy in entering the property in search of food. The birds have been known to cause extensive damage to the inside of properties in which doors and windows have been left open. It is the guest responsibility to secure the property when they leave or vacate. Charges at the discretion of Hamilton Island Holiday Apartments will apply if damage has been caused to the property by birds in which doors or windows were left open.

Providing your credit card details upon booking is approval by you for Hamilton Island Holiday Apartments to charge your credit card on file for any damage or loss reported or discovered after you check out.
